Our flat roof balcony, about 9 metres x 6 metres above a ground floor shop, is asphalted with promenade tiles.

Our black plastic down-pipe has moss growing from three leaking areas near the joints.
Please advise the likely causes and how it should be repaired.

As regards the possibility of rotten timber underneath, it is probably best to eliminate that possibility first before my repairs.
I will ask the shop underneath to check to see if his ceiling is showing any signs of it.
Are you suggesting removal of the existing cap sheet and to have a new lead box gutter?
Due to the cost restraints of having a 6 metres long replacement lead box gutter by a professional in London, I may have to look for alternatives. Most probably, lead would look nice and last a very long...

Our rear flat roof asphalt box gutter has slipped and is rippled in places. It has bubbles.
