Its into my own land where i will extend it,
and possibly will need a new rood when wall would move to make it wider.
Hard to understand if i need permission or not, it will be like 1 1/12 to double garage size really

Thanks

Would extending the garage mean that it would now fall within 2 metres of the boundary? If so the height of the garage cannot be any higher than 2.5m in height, so looking at the plan would probably require planning permission.

Eaves look below 2.5m to me!

Think they are just, not sure how i would have roof when i widen the garage i will speak with a builder at the time of doing it,

by 2m of boundardy, do you mean the road? or by house?
It wont be moving forward or back size wide, just widened so it can work on a car inside, moving into my own garden a little.

Cheers

Cool. Get on with it. We thought your house was the one next door.

my bad, looking back i didnt make it clear, i should be okay with that then into my own land?
thanks :)

Doesn't matter - if it is within 2m of a boundary, it's restricted to 2.5m MAXIMUM height.

Sean - So as we look at your original picture, the drive / house to the left of the photo is NOT your house / property? If that's the case you would be within 2m of your boundary (your right on the boundary) - and the maximum height of the whole building is limited to 2.5m. You would need planning permission for any extensions to that garage.

Thanks for the reply, your correct the house on left it the neighbours, so its within 2.5 if a boundary of mine/his etc.
So i see it cant go about 2.5m thats fine, could i not change the pitch of the roof for the height issue like below:

of that fact its near a boundary the reason i need permission

thanks again

Yes indeed you can do that roof alteration (as per your picture in post #10) and that would get around the problem, as long as the highest point of the roof is then no higher than 2.5m. If you knock it down and move the garage 2 metres away from the boundary, you can then go up to 4m in height, (if you really need the height), but just redo the roof as per your picture, so it's no higher than 2.5m maximum height and your fine to proceed without planning permission.

Thanks for the advice and info, appreciate it. Im not to bothered about height, mainly be working off a jack with the car inside, i just want to keep a pitched roof as such as im no so keen on a flat roof (just looks wise mainly)

Thanks :)

Cheers for replies checked last night ...

garage peak is well over 2.4m high, its 2.2m high to top of door (lintel inside)

does this mean id have to knock a few bricks down to lower it to get a decent peak/roof at 2.4 high?
I take the 2.4m is the highest it can be at the highest point?

Thanks
