In a planning context, you need to go from the house elevation, and not the edge of anything attached to the elevation such as a canopy - whether it is or was there.

Hi woody,

So do you think it is worth submiting an application for a full width extension first, instead of an L-shape extension? 6m from the back of the original house elevation and 6m from the back of the original house canopy that doesn't exist? Or will i just be wasting my time?

My architect has drawn the L-shape plan so far.

I attached 2 pictures. Existing and proposed plans. The dining room is where the canopy was. The canopy left side wall remains intact for evidence. Taking Nakajo's suggestion, can't I just tell the council instead that there was a roof glazed extension made before 1948, that was part of the house elevation? I could mention this in the planning notes. I think it's worth a try :p

Even if the officer does a site visit, I think it shouldn't be a problem.
