    Is CORGI's day done?

In March 2007, Health and Safety Minister Lord McKenzie announced a new scheme to improve domestic gas safety. The announcement came after the Health and Safety Executive (HSE) appointed consultants to undertake a review of the gas safety regime arising from the Gas Safety (Installation and Use)...

    New boiler, "zone A?"

We have decided to get a new boiler fitted and have had a few quotes in to get the job done. We know where we want it installed, which is in the downstairs cloakroom. The heating pipes, gas, hot and cold water are all within a few meters of the cloakroom, also there is a gulley not to far...

Why not ring your landlord and ask him to get his maintenance person out to ease the tension on the Perko door closer.

    Spillage test

Cheers Chris, that will be the next step regarding the installer and I think the HSE regarding the landlord. From my previous encounters with CORGI as long as there is a current LGSR they usually tend not be that interested.

    Spillage test

They are all fan flued corgiman, fitted in the kitchen with no compartmentation. No Tony Im not a tenant. Am I anti-landlord? Yes when they see fit not to carry out their duties under the gas regs, its the bad ones who seem to bring the good ones down. Yur third paragraph would have been...

    Spillage test

Its a House in multi occupation, there are 2 Ariston 24's and one Chaffetaux Celtic. All passed the spillage test and all require 'additional ventilation'. Its really a landlord problem who isn't carrying out his legal duties under the gas regs, although he now has had this years LGSR check...

    Spillage test

Nope, its just I received a LGSR today from a landlord and the installer managed to pass the spillage test on the boiler and the ventilation was inadequate, recommending it should be 80cm square core vent. Its fitted in a kitchen with no compartment in sight.

    Landlords gas safety certificate

I am quite correct Tony on HMO licensing, without going off a tangent on HMO and licensing, in response to the OP question LA have to police certain types of properties with regards to LGSR. I can see where you are getting confused, the definition of a HMO is now split in 'tests' which are...

    Landlords gas safety certificate

Mandatory Hmo licensing applies to a property that is three storeys in height, has 5 or more occupants in two or more households and share an amenity (i.e bedsit and shared houses). There is also an option within the new Housing Act 2004 were a local authority can apply for to the secretary of...

    Landlords gas safety certificate

They are now a condition for mandatory HMO licensing, without a LGSR a landlord will be unable to get a license and they continue to operate a HMO without one (license that is) the LA can take over control of the property plus the chance of a hefty fine of upto £20,000.
