    Single storey built without pp

I built a single storey extension within the guidelines for no permission (3 metres out, 4 metres high). Had no problems till the neighbours moved in and reported it. Council are aware it's within the permitted measurements but have said I should of told them before commencing work and I now...

    Kitchen tap plus sprayer advise?

I've had a tap installed with a pull out spray. When the lever is turned to tap only it is still coming out the sprayer as well as the tap. The seller said that's normal? Can anyone advise please? Surely it's not right?! Thanks

Oil boiler not firing up for water but heating working fine?

Both. The boiler hadn't been serviced in approx 10 years! It was faulty as the reset button kept glowing red but it wouldn't fire up at all so we asked for him to fix it and service it

Oil boiler not firing up for water but heating working fine?

I have an oil boiler that was playing up previously like this so I paid to have it serviced last week and had a spark(?) replaced. Total bill was £350! It worked for a few days but went back to the same.... Heating firing up but the water won't fire up at all. Strange thing is it will fire up...

Ceramic sink no hole for tap?

I have a double belfast ceramic sink but just realised where the tap goes there is no hole. Upon closer inspection there is a hole scored on the underside but it does not go all the way through. Any ideas how to create the hole correctly? Scared to damage the sink! Thanks

Help with kitchen island and breakfast space

I am having an island built with a double Belfast sink in it. There will be a 40cm overhang right next to sink and it's 900mm wide. Is this enough room for my three children to eat breakfast? One each side and one at the end in the middle? Thanks

Electric range cooker - does it need gaps either side?

As the title says really! I have had a kitchen made and have not left any room for a gap either side. Will it be okay? I could shave a couple cms off for a tiny gap if needs be but I would rather not. Thanks

    Boiler problems!

Yes we're going to remove stopcock. The radiator heating return goes straight into actuator on left so nothing attached to that. There is no return for hot water and wasn't aware there should be? There is only 3 pipes. 2 out of boiler one being heating out and the other goes to pump-actuator-hot...

    Boiler problems!

I forgot to say Daniel.... The boiler keeps cutting out after 5 minutes so not enough chance to check the system

    Boiler problems!

Ahhhh ok so the pipe on the right of the actuator is correct is it's the hot water feed? The pipe out of top of boiler does go through pump-actuator-hot water tank in loft. The pipe on left of the actuator is the central heating return when in fact it should be central heating out? Sorry am...

    Boiler problems!

The one on the left into actuator is central heating return? The one out the right is the hot water pipe. That's how the system is plumbed now. Is that right? My plumber is adamant he just replaced current pipes that were there and didn't mix any up! Should the heating return feed into...

    Boiler problems!

Thanks for that. That's one thing resolved in my head! When we switch water on to heat I felt the pipe out the boiler like you said and it is hot but only a couple of inches and it cuts out. Am assuming we have a problem with the boiler now then rather than pipe work? One more thing (sorry)...

    Boiler problems!

Sorry new to all this! It's a sterling oil boiler. There are 3 pipes overall, radiator in and out and hot water. Cold is via a feeder. I've taken some pics. I can't work out if I gave a boiler problem or pipe work problem. We had the pipes replaced then the oil line.

    Boiler problems!

I have numerous problems but just a quick query as I've recently had the pipes replaced. There are 2 pipes coming out my boiler. One is central heating and the other I assume is hot water but when I followed it it went into an actuator and a pump. Is this correct or has it been put on backwards...
