Just bought old house in Yorkshire dales. There is some penetrating damp in wall of one of bedrooms. What's best way to solve issue ? Tanking or external sealing of whole wall. Pointing is fine and no obvious problems. Advice appreciated.

Not sure if correct forum. However, I understand damp sealant for an external wall needs to be put on before weather becomes too cold for successful application. When is the latest date to treat a wall ? I realise the climate is unpredictable !

There is some penetrating damp. It is leasehold so there are also legal issues involved.

Not a cavity wall. The suggestion was to only replace pointing and not bother with sealant. on the basis that lime pointing was originally usef. However, would that stop penetrating damp ?

Thanks, very helpful. That seems to be just what I'm looking for. I have been advised that the wall needs to breathe. Someone suggested replacing cement mortar pointing with lime mortar pointing. Could that stop penetrating damp ? Is it worth the expense ?
