External lighting cable query and general query.

I suspect it's because not enough people use it. Shame, as it's the mutts nuts.

    Am I Being Unneccessarily Harsh?

I'd be tempted to send a recorded letter to the tenant detailing your concerns. What sort of tenant by the way? Council or private? If council, cc your letter to the council as well. Whatever happens, make sure you've CYA.

    periodic - thatched property

A spark from a fault could cause fallen reed to ignite. Firehoods give some protection against this. Very dry reed and high temperatures or sparks do not mix.

    periodic - thatched property

I don't think there's anything specific but it's always a good idea to check for firehoods on downlighters. Where practical, I always check roofspaces for rodent damage, either to the thatch itself leaving reed on or near cable runs, or to the cables themselves.

    RCD will not reset

Assuming next door is on a different phase from you, you're introducing a 400v potential to your house. If you do manage to restore power over the weekend, make sure the extension lead is disconnected immediately. If not, then disconnect it when your spark starts work on Monday.

    Guess the fault... friday quiz

You mention corrosion. Was there any moisture present? A water leak or spillage shorting the socket perhaps?

Pattress (socket back box) chasing tool.

Round here I have a problem with Cob walls. They're made of any old rubbish that came to hand at the time of build. The number of times I end up creating huge holes in walls trying to get round lumps of flint is unbelievable. One of those box-chasers is utterly useless for that.

    Central heating electrics

I had exactly this problem a few months ago. The trouble was that it was an intermittent fault so whenever I turned up the system worked. When I was somewhere else, the system failed. I eventually traced the problem to a faulty valve. Replaced the actuator and all is now ok. S Plan system...

Assessing Fire Damage for Insurance Company

Put your findings in writing to the insurance company. Send it registered so you get a signature confirming receipt. You have to CYA in case someone decides to go against your findings and re-energises the installation. You don't want it to become a your word against his situation if...

But the boiler also needs a switched live. How about this? I'm not disagreeing with you, but as I said earlier, I haven't done CH wiring before so I'm just trying to get a full understanding. If I'm wrong then please tell me, I'm just trying to get it right.

    Boiler wiring question

Correct. The room stat is a Drayton Digistat+RF (RF601) and the programmer is a Drayton LP241. I've been reading the manual to the room stat and it occasionally refers to itself as a relay. I'm thinking that what I know as a "room stat" is actually the "relay" refered to by the plumber. The...

    Boiler wiring question

Thanks for the replies. I should have chosen my words more carefully. It can be used "in place of a gas boiler where gas isn't present". All other external controls programmer, room stat etc, "should" work as with a gas boiler. However, this mention of a relay has thrown a spanner in the...
