I am updating my bathroom and need to replace the existing fan as the casing looks a bit tatty. I think it is currently wired to the lighting circuit as it comes on when the lights are turned on and runs for about 2 mins afterwards (there's an isolator outside near the ceiling which allows you to turn the lights on without the fan). I'm a bit confused to what I need to replace it with. Is something like this suitable?

If it runs on it’s a timer fan. You need to replace it with another timer fan.
Your link is to a timer fan. This should be OK unless the existing fan is a special 12volt version.
