I have a House with a Baxi 35/60 Boiler. Running fine for 5 Years but recently the boiler has begun to drip water from a 1/2 " pipe coming from the bottom of the boiler. The Boiler is wall mounted approximately 3 ft from the floor. The pipe is now leaking 20 Liters / Day and I have a large vat under it to collect the flow. The pipe come from what appears to be a valve in the bottom of the unit . It has a red knurled plastic knob.
I think myself that this is a pressure release valve but am not sure.
Pressure indicated on the Pressure gauge is 2.5Bar when the system is operating.
Could I reduce the pressure in the system bu slowing the pump or by reducing the head in the top up tank in the Attic?

Any ideas welcome.

don't know of a baxi 35/60, sounds to me as though you have a sealed system and the filling loop is passing/turned on - with 2.5 bar you are unlikely to have a top up tank in the attic.

Thanks for the response Mick.

I will look for the Fill Valve and see if it is cracked open.

Regards,
Ted
