Baxi 80 Eco hot water is luke warm.

Hi. My hot water is only coming thru warm now. the dial is set to full. when you turn this down the temp of the hot water does go down too, but on full it is still not very hot.
Boiler is 4 year old. No other problems as i've noticed.
The hot water issue has been steadily deteriorating for about 4 months, but the decline is very gradual.

Any help would be gratefully appreciated!
