Please look at this builders quote and let me know if this is reasonable for this amount of work.



The work to be carried out is as follows:-



1. Dig foundations to a depth of 1.0M



2. Pour concrete in dug out trenches, 300mm below the ground level.



3. Build using cavity construction up to d.p.c. level, both skins in bricks (semi engineering below ground).



4. Super structure, outer leaf to be in facing bricks, cavity filled with insulation and inner leaf

to be in 100mm blocks (Bricks to be second hand old stocks).



5. Roof to be tiled (grey colour “Redland 49”).



6. Provide one window and folding doors, all to be double glazed and in white

PVC (folding doors to be in aluminum direct )

7. Provide rainwater gulley and connect it to new soakaway pit, 5M away from the new

building.



8. Gulley for kitchen sink waste to be connected to new manhole.



9. Provide and fix two “Velux” roof windows.

10. Internal walls to have sand-cement plaster, set in “thistle” with a smooth float

finish.



11. Ceilings are to be plasterboard, set in “thistle” with a smooth float finish.



12. Floor to be screed finish



13. Fix 150mm wide standard skirting as necessary.



14. Run wiring for twelve spot lights, six in soffit , six in ceiling (light units including individual transformers to be provided by the client).



15. Provide and fix one external socket, provide and fix one flood light.



16. Provide and fix one outside tap.



17. Rain water to be connected to existing system or new soak away.



18. Remove exiting windows, build up brickwork to required height, fix and provide new windows and make good inside (two windows first floor rear elevation).



19. Clear and level garden, provide and fix decking to rear of extension (full width of extension x twelve feet).



20. Down stairs bathroom shell (sanitary ware to be fitted at a later stage).



21. New plaster board and skimming to existing kitchen and dining room.



22. New plaster board and skimming to second living ceiling.



23. New drains including manhole and kitchen gulley to be connected to existing pipe run.



24. Remove rear wall and provide beams and columns as specified on drawing number 10-305/5



25. I have not allowed for the removal and repositioning of boiler



26. There will be an additional charge for electrical and gas certificates, (about £350 each).



Total cost for the whole works is £26,600.00. This figure includes £500 for items numbered 14/15, £1,500.00 for item number18, £ 2,000.00 for item numbered19,

£1,000.00 for item number 20, £700.00for item number 21, £400.00 for item number 22, £1000.00for item 23 and £4,500 for item 24.

How many metres of foundations need to be excavated and poured and at what width?

Again, m² for plasterwork & screed and linear metre for skirts? Otherwise you ain't got a hope in hell of even putting a very wet finger up in a force 10 gale.......

The extension is 4.5 by 3 meters.

1 metre dug for foundations.

They have specified 6 week turnaround time.
