Building Regs & PP on Pre-Fab Lodge on Private Woodland

Hi all,

We need a bit of advice on the building regs to be followed and whether planning permission would have to be sought for the following.

We are planning on purchasing a plot of woodland on which we would like to erect a pre-fab lodge / liveable shed. It would be rustic, self-sufficient (in terms of not being connected to utilities) but would have sleeping accommodation.

The land would be roughly 3 to 5 acres (we are very flexible as to location in Eng & Wales), the lodge / shed ideally minimum 30sqm.

Surely we are not the first people to have such an idea. Would we be bound by PP and building regs for this type of building?

You want to live in it permanently? Forget it, or site it somewhere that no one will ever find/see, regularly invite trusted friends for 4 years, then apply for a lawful development certificate and hope the council accept evidence from your friends that it's been there for 4 years

If you're planning it as a holiday home, and can get it to fit the definition of a caravan you can probably stay in it up to 28 night sa year, or if you're managing the woodland as a dedicated forestry effort, different rules may apply. See
