Can a house be extended twice???

Hi guys

Need some help/advice.

Looking at buying a property, which is smaller than we'd like so we'd be looking to extend it within the next few years.

It's a country property, in 2.5 acres. Bungalow.

The owner had an extension done 5-6 years ago and increased it by not far off double.

Now, because it's already been extended does this mean it cannot be extended again???

Certainly not; it might still be possible to achieve some permitted development, depending on how this would relate to (a) the original building and (b) the building as at present.

Can I get some clarification please...

I was looking through the governments guide to permitted development, and they were saying garages etc are ok WITHOUT planning permission provided they took up less than 50% of the garden, within distances from boundaries, under certain heights etc... And the section about extensions was in this same document.

Now, am I to understand that you can build an extension WTHOUT planning provided it meets the regulations set there (for example, side extensions must be less than 50% of the current width etc)???

ANd in relation to this particular property, are you saying that if it's already been extended then no you cannot extend again - end of full stop, or you can apply for planning permission to get the extension but can't do anything without planning permission as it's been extended already??

You are making things so complicated.

It doesn't matter if a property has already been extended... it can be extended again. This could sometimes be done without Planning Permission, under Permitted Development providing the property has PD rights intact. If you were thinking about any PD extensions, just make sure they comply with the guidelines as set by the Planning Portal.

If you do not have PD rights or the extensions are already at their max., then you would have to look at submitting a formal Planning (i.e. Householder) application.

It would be helpful if you could provide some plans indicating what the existing is/was... the previous extensions and what you're proposing.

You can extend anything you like, as much as you're allowed. Permission comes either from permitted development rights or the local authority. Permitted development rights have limits, if your extension is already beyond a relevant limit, you may not PD extend in that direction

example, under pd you can extend to either side a single storey not more than half the width of the house. 10m wide house, can have 5m single storey extensions on each side. Imagine your new extension built 10 years ago on the LEFT side by the previous owner was 6 metres wide. It is already beyond the 5m limit for PD so you cannot just put a 5m extension on the LEFT side of the house without planning permission. You CAN put a 5m extension on the RIGHT side of the house

this is why we say, draw us a picture of your house if you want any more involved advice. there are strict rules to consider

note that probably not all of your 2.5 acres will be classed as curtilage, so you probably cannot erect a total of 1.25 acres worth of detached garage/shed/summerhouse/swimming pool etc. curtilage is usually much smaller than all the land on the title
