Conservatory Roof

My other half rents out her house. The tenant has advised the conservatory roof has started to leak, on closer inspection the leak seems to be where the conservatory joins the house. I have had a look from above and am confused by the lead work and how it creates a seal, as it butts against the conservatory rather than overlapping the roof. Any ideas?

Looks like there is a secret gutter in the plastic against the wall - maybe a cover cap is fitted that can be removed to clean out debris ?

I will take a look.

We had a conservatory repair specialist come and carry out a repair and they advised us of a couple of slipped panels which were put back into place. But the leak is not coming from the panels, they have now advised after the repair that lead work should be undertaken or a new roof should be put on the conservatory.

Are you sure its not coming through the wall due to the common problem of no cavity tray being fitted?

Hi Woody,

I have put a circle around the section where the drips are coming from. I suppose it could be coming from the wall, but made the assumption it was the joint. As the house was purchased with the conservatory already on the house and the company that did the installation is no longer around its hard to know what's been done.

Oh, that looks like it's leaking through the joint between the rafter and the wall. That cover piece on the outside needs to be unclipped for a look, and checked right up to the ridge.
 
The make of roof you have is 'global' now owned by synseal, two ways of dressing the lead over the wall starter rafter, either right over covering the white capping as you'd expect or as you have it right now, the roof system incorporates a secret gutter built into the aluminium section so although the lead looks like it's just tucked behind the rafter and will leak like a sieve it's actually laying in the inbuilt gutter. I've attached a tech drawing of the make up of said rafter and gutter for your information. You'll need to remove the end cap just above the plastic gutter(a screw behind an oval cap), then peel the long rafter cap up, you'll then expose the gutter and possibly see why water is not running all the way down, could be a frame fixing in the way, a blob of silicone on even where the lead is overlapped and is twice the thickness could be causing an obstruction?
