Cost of a single storey extension....

Currently own a 1950's 3 bed semi.

I want to build an extension on the garage to make an en-suite bedroom. The current garage is double skin, so no need to make any changes, we can build straight on that as has everyone else in our cul de sac.

I know it depends on a number of factors, but could anyone give me a rough cost of how much they reckon this would be. I was thinking 20k, but any thoughts greatly received.

Once you have factored in finishes (en-suite etc), electrics and plumbing/heating, you are looking at upwards of £25k.
