I have had a rough quote for a 90sqm single storey bungalow (no rooms in roof) at £125k for a good quality finish. The foundations will need to be at least 2.4m deep due to trees close by.
I am also considering having a basement built underneath, to the exact footprint of the bungalow, which would negate the need for foundations, as the basement walls would support the bungalow.
The cost of the basement, by a specialist company, including drainage, partion walls to basement, and plasterboard finish, would be about £50k. The bungalow would then be built on top, but would not need any groundwork.
My question....on a quote for a complete bungalow at £125k, how much is this likely to reduced as there would be no groundwork required, as the basement and bungalow floor would be in situ, when the builders take over the project.
I know the overall cost will be far more, but it will double the habitable floorspace of the bungalow....
