Hi,

We're trying to finalise our budget for our new home "project". Our homebuyers report tells us there's no DPC on the property which doesn't massively concern me at the moment, but I'd like to have some idea of what kind of costs would be incurred should we decide to have one installed.

We talking about a 3 bed 1930's semi. 10 metres front to back, and 6 metres wide.

I just want a ball park figure....

THanks.

why dont you research your Q. on the excellent search facility?

1930's houses all had DPC's installed.

Why would a surveyor claim "no DPC"? What conditions exist?

Research, and then come back with an educated Q.

Unusual not to have one. Does he mean there is no dpc, or just that he can't see one? (so is covering his aris, so to speak)

Is the outside rendered/dashed? Solid 9" brick wall? Any sign of damp inside the property?

This site has to have truly the most useless search facility i have ever encountered. You can enter the names of people who have thousands of posts ( as I did three times yesterday ) and it comes back "no results"

I'm sure he is covering his ass, but it gives me some scope for requesting a reduction in the price of the house...

He basically says there's no evidence of a DPC, and even if it existed it would be breached as the pebbledash goes down to ground level.

There is visible evidence of moisture on one outside wall and the surveyor also reckons his magic damnpness detecting machine found high levels of moisture.....

It is almost certain that the DPC is 2 courses of blue bricks. If damp is present it will be caused by render across the blues or high soil levels. The damp meters used by surveyors can make damp appear anywhere-spit on your finger and wipe on the wall and you need a DPC installed!!!!!
