We're planning on buying a detached chalet style dormer bungalow and want to extend it under PD rules.
Basically it will have a 3m single storey extension across the ground floor which i believe is fully within PD rules.
We then want to add a rear dormer across the width of the rear and extend a small bedroom over the rear extension ... ie creating an L shaped dormer at the rear.
So effectively part of the rear extension is going to be 2 storey from the PD guidance I'm leaning towards thinking this is allowed as it would be within the following guidelines:
- Completely at the rear of the building
- Extends no more than 3 metres from the rear of the existing house
- Uses materials similar to the existing
- Is 7 metres from the rear boundary
- Does not extend above the existing ridge line
The total useable space in the building will not be increased by more than 50%
