Hi all
I know that in building Insurance there is a general figure quoted for re building costs per square foot. Does anybody out there know a general figure for building a single story flat roof extension in Somerset Just looking for price per square foot. I know it will vary on Specs etc. but just looking for ballpark numbers. Naybe one for you Masona?

Up here in Scotland we take roughly £750 - £1000 per square m. I imagine it will be more down south, hope this helps!

Is £750 - 1000 for single storey with flat roof?

I've seen these figures quoted before but do they include VAT? Don't know why builders quote without VAT (I know it's easy to add) but you HAVE to pay it unless it's a new build or "cash in hand, Gov...", (tax evasion).

Just had a quote for a 2 storey 41m2 (area includes upstairs) extension and was quoted £56k inc VAT in West Yorkshire. Mine seems pricey to me.

The upstairs' room is above the smaller of the two rooms (towards the manhole).
