A friend of mine has bought a detached property and one side of wall has subsided. He want to do work himself after notifying Building Control.

Straight after the gabel end wall neighbors lands starts which is a petrol station owned by Spar.

to erect a scaffolding it needs to be on their land which at the moment is flower beds. Now spar has come back to my friend and advised him he needs
to submit a proposal how it will have impact to their business ie damage to their land and also car wash nearby. First they require a non negligence insurance which is about £750 and then site layout plans and how the wall will be demolished.

From you experience traders is their any other alternative to this?

He want to rectify subsidence himself? Has he diagnosed the cause?

So he's going to rectify the cause of the subsidence from scaffolding?

Alternative to what? To knowing what he's doing and therefore being able to answer Spar's perfectly legitimate questions, and to having insurance?

Diagnosis of Subsidence is at times not easy, for example, your friends problem could be Sulphate attack from an old flue that has caused a crack right up the gable.

When looking at Subsidence, it is vital to get a handle on what the gable is bearing on, that should require a Soils investigation to determine what the strata is below the gable.

Another line of enquiry should be a drain survey if there are any drains anywhere near the property, a CCTV survey could reveal where a damaged drain has cause Subsidence.

Before commencement of Subsidence repairs, did the Valuation Surveyors report note the presence of Subsidence? during the purchasing process.

As for repairs, if indeed your friend has a subs problem? the use of Helibar following a simple drain repair if the causation was drains, or the installation of Shire piles which your friend might be able to purchase from Shire, or opt for a firm like Uretek to come along and stabilize the soil below the property, depending what the Soils Investigation reveals as an aside the soils investigation alone could cost well over £500.00.

There then follows a further problem, when your friend comes to re-sell the property. He will have to reveal that the gable was at one time affected by Subsidence and a repair was initiated, not unusual, what is a potential problem is that there are absolutely no guarantees as to the efficacy of the sstabilizationof the gable, never mind the non-accredited repairer.

I for one think that your friend really needs a re-think on where he is going with this.

As far as the petrol station owners are concerned, they appear to be concerned that given worst case scenario the gable wall collapses on to a car or a person or persons using the filling station then there is a lot of legal, shall we call it fall out attaching to such an event.

Subsidence repairs are NOT a DIY fix
