Hi,

About to start the process and plan to submit our own drawings for planning permission but getting confused about the stages..... Understand we have to obtain planning permission, building regs and possibly party wall notice but unsure on the process and at what stage should we do what. Is anyone able to give any guidance??

And with building regs fees I understand the type of work will be relevant for the top box on the attached (type of work1) but with the fees are all applicable or one?? Just trying to get an estimate on how much of our budget is going to be spent on regs??

First you get planning, that'll likely take about 8 weeks once submitted, you can submit it all online, then once you get the approval under your belt then you submit your Party Wall agreement if applicable. You need to decide if you're either gonna submit a set of Building Regulations drawings to Building Control before you build it (Full Plans Application) or if you're not gonna bother with Building Regulations drawings and just get approval on what's called a Notice.

Though your neighbours may want to see some techy drawings anyway as part of the PWA.

As for Building Regs fee, it will be as per Fee 1 on the schedule so if you're gonna do it on a Notice it will be £241 or if you submit plans for approval it will be £219. S one or the other not both. BTW some Local Authority Building Controls are very proactive and will pop out and have a chat through things before you submit any plans/get building. Of course other Local Authority's are not so helpful!

Personally I would always recommend you get some decent Building Regs drawings prepared, then you/the builder can provide a quotation rather than a guestimate and the drawings effectively form the contract.

With regards to getting planning approval its vital that after say 4-5 weeks you contact the planner who's been allotted your application and enquire if they're minded to approve it or not or if they have any issues, truth be told they prolly won't look at it till about week 6 but phone them every few days or so to enquire, though don't go getting under their skin! This way you will have time to negotiate if there are any issues/concerns that may threaten the approval rather than just crossing your fingers and waiting for the letter to pop through your letterbox.

This would have been better had it been kept within your original thread. You can't expect people to have to hunt out your other threads to know what you're on about.
