Garage flooded through garage door (moved from Projects)

Hi all,

My garage was flooded a last week while I was away for a few days, must have happened when all the flash rains were falling and the rainwater couddnt drain away fast enough.

Unfortunately a lot of my stuff was on the floor which has suffered water damage, I have been cleaning up and airing the place over last few days, horrible experience.

I am determined to ensure this doesnt happen again so I need advice in regards to sealing the approx 25mm gap at the bottom of the garage door. As you will see, my driveway slopes into the garage hence this happening when the rain gushed through. The stupid builders didnt buid a drain at the front of the garage which would have dealt with the problem.

The gap under the door is quite large at about 25mm, but I never thought it was an issue as rain had never penetrated in any quantity previously.

So I need a solution to this. I have thought about getting a brickie to build a 2 course high run of bricks on the inside of the opening, would this possibly work?

Or been looking on ebay for suitable products and seen things like these, are they any good

Not sure about these ebay options as they look a bit lightweight, plus the gap is pretty large and I dont think they will even bridge the gap.

Any advice?

On mine, I cut a groove in the concrete floor, and inserted a galvanised steel water bar that was 30mm high - allowing the door to close on to that.
On another property, I raised the floor level 50mm with concrete (seriously) so the water flowed down the side of the garage......again, the drive sloped towards the garage which meant there would always be a risk.

Thanks John, thats got me thinking.

Raising the floor level - did you build a long hump kind of shape across the length of the garage door? Im thinking if I built a hump about 100 mm thick and 50mm tall that might work, possibly supported with some lengths of timber until the concrete dries, or just leave the timber in place and go over it with bitumen paint ...?

With mine, I fixed some 2" x 11/2 timbers down the side of the garage.....this meant that I could use the tamping board on these to level the concrete off. There was another length of timber at the front of the garage of course. Two of us did the tamping.
Once the concrete had been poured and set I removed the timbers and pointed up the gaps with the same concrete mix. With this prefab garage of mine I had little option but to raise the level, as water would slowly seep through the sides anyway.
Happy to say, it's completely dry now!
