Looking to build a side garage connected to house. The garage will be hidden behind a border of 10ft mature conifers. The distance from the garage to public footpath is 1.5metres. Will this create any objections?
If the garage is attached to the main house, then it would normally be classified as a Class A extension, rather than as a Class E outbuilding. Under Class A, it's not possible to erect a side extension where the side elevation fronts a highway, which means you would require planning permission from your local Council.
This means that you should probably speak to your local Council to ask their advice (most Councils provide a free advice service for householder works). It's worth noting that many Councils would probably not put a lot of weight on the fact that views of the extension (e.g. from the highway) would be shielded by a row of conifers, as there's not normally anything that would stop the conifers being removed in the future.
Thanks for your responses. I've contacted the local council who were very helpful. Yes we would need planning permission and it's a 50% chance of approval. Steve you're correct, trees have no effect on the approval but the 6ft fence will. Thanks again for your advice.
