Really need your help please .....

Any ideas what the issue could be?

We mostly get f22 but occasionally get f25, and also this only occurs when the heating is on, not when the hot water is on.

And Would the fact that this has only happened in the last week since the weather has got colder got anything to do with it?

Thanks in anticipation

How old is it?, through tough experience these last few months I have discovered that whatever the book says the usual cause of this (especially combined with noise) is restricted heat exchanger flue ways.

The boiler is 8 yrs old, we had this issue 3 yrs ago and after a new heat exchange, mother board, new pump, new value, power flush and controller the problem subsided, only to return probably every winter but not to the extent that we have experienced this year !!!

If the exchanger is full of sludge and scum would that be classed as a boiler issue or a system issue?

I can be water flow or sensors, but they are the worst designed heat exchangers ever and are impossible to clean. Glow worm fixed price repair for me every day of the week if you can rule out system water flow problems

Fixed price repair is my preferred option, every time, but I'm worried they will turn it into a sludge/ system problem . How do I ensure I don't get caught up in that issue?
