Basically have a gutter valley water goes through down the pipe and under the building (as you would expect).
On the floor is a small square cover which is not sealed so when too much water goes down the pipe it bursts out of the small cover and onto the floor.
If the cover is fully sealed the excess water during a heavy rain (like today) will go back up the pipe but the pipe has an overflow sink (gutter hopper?).
So if the cover on floor is sealed, water leaks from above hopper - anyone have any suggestions? I've called a few drain specialists so will see but would also like any suggestions - ty
