I'm not sure if I'm in the right place but I'm a bit of a newbie to home improvement and I need help! This is my first house and this is the first time I'm looking into what I consider to be major work. It started out with the need for a new bathroom, which is tiny enough but also has the boiler in there. You can barely swing a cat. We could get rid of the bath and just make it a shower room but it's a three-bedroom family house with only this bathroom so I don't want to take anything away that I'll either want in the future when we have kids or that will hinder sale.
I'm looking to reconfigure the staircases to gain a little extra room and extend the already converted loft room further into the eaves to bring the storage into the room.
I've had a go at a 3D model of what I think is possible and attempted to read up on building regulations but I have no idea what ballpark this kind of work would fall into. I know building regs will cause me some issues with what I propose, so may have to factor in some extra spend to get around those too.
The house is an old, narrow terraced house with a small extension on the back. It's listed so I'll need consent but first off, I want to try and understand ballpark costs to see if I've even got the budget or if I need to keep saving.
On the attached, yellow is the current configuration that I want to rework, red it the ideal I'm aiming for.
All in, I've got an upper budget of about £15k and I'm in East Yorkshire. Am I delirious?
The alternative is to turn it into a shower room and stick a bath in the loft (something the neighbours have done) But I was hoping to make this more of a family bathroom. I'm open to any other ideas too.
