I'm sorry for those of you who have to be so rude for no reason. I am genuinely wanting to fix a very annoying problem.

I can't afford to pay up to £100 an hour for someone to look around (up to £300 I've been quoted to diagnose!). So I'm very sorry if I'm doing someone out of a job but I can't afford to pay for someone else to do it with those kind of fees!

Thanks for no help at all and lots of insults - I hope you never need advice!

100 quid should easily get someone out to diagnose the fault, hell for 300 i would drive from lancs with my compact spares and fix the thing for that i reckon!( providing its not pcb, valve or fan  )

1. does heating work?
2. does green light come on next to tap symbol on boiler when u open a hot tap?
3. does ANY hot water come out of taps?

Yes as I said the heating works, hot water does start, yes the green light comes on, the red light comes on the boiler lockout light after about 30 seconds.

get a ecommendation from a friend or relative, i`d take a guess that the plate heat exchanger is sludged up, easy to diagnose if there...gas pressures and other things need to be checked by an rgi

kitch0978 thank you sooooooooo much - we took the exchanger out and descaled it - it was full up! I've just run a steaming hot huge bath! Thanks again - you are great!
