Hot water running cold too quickly

Sorry if this is a frequent post, but I've checked the FAQ and there is no answer to this in there. Our tried and tested hot water system in our B&B is causing us grief. We haven't changed anything for 5 years, but the hot water seems to be running cold much faster than it was before. The age of the system is probably 25 years. It is a gravity fed system with an indirect hot tank heated by our primary boiler (in good fettle, and heating the house fine). The boiler cuts in and out according to the tank thermostat without delay etc. We are scratching our heads. Clearly we need professional help, but we want a good idea what might be wrong before we call in the (expensive) experts. Any ideas ? Any tests ?

Apart from the thermostat on the tank, is there any other control of the hot water such as a timer? Are the timer settings appropriate? Do you have a hot tap dripping and wasting hot water?

Good points from Chrishutt, I'll just add that there may be a zone valve (electrically operated valve) which is either not opening or is seized in the nearly shut position (old Sunvics are known for this), restricting your heat transfer to the cylinder.

If you're a high user of water get the hot water heating system pumped, it'll probably pay for itself within 2 years (even when using expensive experts) and improve the DHW reheat times considerably, adding to customer satisfaction. It'll reduce your carbon emissions too.

Friend of mine had a similar problem, and it turned out to be a leak under the floor. could only happen if you have hot water pipes runnig under the ground floor though! otherwise you might notice a new shower in the hall etc"!
 
Tie up your DHW ball cock and leave overnight without using any hot water....if the level falls you have a leak.
