My semi detached house had an old wooden garage attached to the property running the length of the house, which I have taken down. The outer wall of the wooden garage butts up against the fence with the neighbour (albeit this is the end of their garden and their house is 12 meters away). My house is 4 meters wide so permitted development will only allow me to extend out 2 meters. However to the fence it is 3 meters so I would like to extend out 2.7 meters (in brick & tiled roof so it matches the house).
Are there any rules around full planning dictating how close to a neighbours fence you are allowed to extend to or the amount of land around the property you are allowed to extend into (the garden at the back is very small) as it is not clear online and I am trying to decide whether it is worth going for a full planning application, any views would be appreciated?
