Knocking down wall built for regs approval

Hi,

We are having a loft built with regs and have to put a wall between the kitchen and the hallway on the ground floor for approval. The builder said the wall can be knocked down again after we get the regs. If we then sold the house in a few years, would we have to rebuild the wall?

Your builder is giving you very bad advice.

The wall is there to protect the exit route in the case of a fire.

Removing it will almost certainly invalidate your insurance policy.

If there was a fire in the kitchen then escape from the loft might be impossible and people might die. People can escape or be rescued through first floor windows. Escape or rescue from a loft window is not always possible.

If someone did die because they were trapped due to the wall having been removed then the person(s) responsible for removing the wall could be charged with manslaughter.
 
If there is a fire, make sure everything burns to a crisp, so that there's no evidence that a wall was never there.
