I have a leaking bay window on a three bedroom semi. The problem has been there for many years and various people have tried to fix it but have been unsuccessful. It has caused some internal damage and we need to fix it now for possible sale of the property.
In summary, when it rains heavily and particularly if there is high wind also, water (alot) is coming in through the top of the downstairs bay and running down the windows. I do not believe it is the PVC windows themselves which are leaking, it seems to be related to the brickwork of the bay between the upper and lower windows. I would note that the upstairs window does not leak.
The wooden window sills in both the upstairs and downstairs, appear to have come away from the actual windows, so there is crack of about 5mm between them (picture of upstairs attached), and the sills in the downstairs have also become uneven. This has left me very concerned that it is not just a leak but that the bay itself has moved slightly (there is a history of minor subsidence in properties in the area) which I assume is a more serious problem.
As above, I need to get this fixed once and for all, but it has already been looked at and the problem not resolved. I am not even sure what type of tradesman should look at it!! Do I need a Builder or a Window Specialist??? Or am I better getting a surveyor to take a look?
