Hi we are in the process of converting our loft into a 3rd bedroom/ play room. We have had our draft plans done and have been waiting all week for building regs to come and give us some advice before we move onto the main plans.

What we need to know is can we use keylite 78x118 centre pivot windows instead of top hung? We have 2 that we were given from my parents new build.

Also we would have liked the new stairs to be leading up to the loft from our 2nd bedroom rather than having to build a partition wall. We would build a partition wall in the loft instead and will be having fire doors fitted.

Does anyone know anything about the above?

Thanks :)

If you want to be forever ducking, and banging your head on the open window, then yes use the free windows. But they may not be the bargain you hoped for.

It's a no no for the stair idea

Centre pivot windows are normally the more common type due to being able to clean the internal and external sides of the window/glazing.

Make sure the "free" windows do comply with the Building Regulations in terms of thermal efficiency... which they normally are.

The Building Regulations changed a while ago in relation to escape windows to rooms in the roof. Before the change, windows had to comply with the fire escape requirements. Following the change, the Building Regulations remove the needs for an escape window (which were normally top hung) and ask for a protected stair leading to a final exit.
