I'm doing a new build step by step,

This is my mother bungalow and I bought the double garage 19 yrs ago looking after my classic mini. I thought if it's possible to put a new build there bearing in mind the plot width is only 6.7m!

I put a pre-application drawing plan which is the cheaper way of finding out for a BCO approval, cost me £95.

Got a very good feedback and decided to submit full plan. 7 weeks later it was granted conditional permission! The quote to rid of the garage was £1800 because of the size and weight so I put it on Freecycle, free for anyone to take it away. The garage was gone within a fortnight.

First we dug a big soakaway 5m from rear of property using 4 Aqua-cells because of access of the digger after footing. All the foundations done including concrete, foundations depth 1.7m!!

Has to applied for the build over sewer application from the water company cost £486 and another £486 for the new build new connections!! they agreed to do away with the manhole and just pipe it in and have the footing 300mm to the sewer pipe providing the footing base is below the sewer pipe

Putting the blue pipe ducting ready for the blue plastic water pipe.

Drainage for the roof surface rain water to the back garden soakaway then levelling the rear garden for a flatter level as the garden was a deep slope. Ha s to do this while we can use the digger before building the timber frame

In before xmas? ;) What's the budget? sq meters?
 
Depending on quality you want, complete approximately £1100 square metre without the utility, gas , electric and water approximately total £7600.

Total build without the front driveway and fencing approximately between £120,000 to £140,000. Can let you know the final total once finish

Won't be finish before Xmas :)
