Hi,
just got the results on a survey on the property i am buying.
The survey said that the fusebox is old and need replacing.Does anyone know the rough cost also i thought this had to be done prior to selling a property ?? Anyone know the regulations and if this is true :?:

Without seeing the fuse box it is impossible to say if it needs replacing or not. Was this part of the survey done by an electrician? The old type rewirable fuse boxes are still in compliance with the regs, although if I was fitting a new one now I would probably fit an MCB board.

iirc an install with rewirables will very rarely meet current regs though its not impossible to do so. I'm pretty sure you are supposed to de-rate cable because it takes them much longer to blow on overload.

having said that you should remember that the IEE wiring regs are not statutory and the building regs only apply if work is done. I don't think there are any laws against selling a house with issues that need remedial work. thats why you get a surveyer in so you know the condition before you buy.

a CU change seems to be about £500 normally but there may well be other work that needs doing you probablly wan't to get a sparky in to check the install over before you buy.
