Party wall help please

We are embarking on a 2 storey side extension to which I am in disputes as to if we need party wall or not.

We are the end of the road semi detached house we have a house to the back of our house which is approx. 10m away and then obviously the semi the other side of us. Do I need to get party wall from anyone? if so who

I thought so Your architect ought to be sufficiently well-versed in the Party Wall Act to advise. It was the dullest part of 'Part III' (and that's saying something), but it was there.

Well, your works are not within 3m of any neighbour, and you're not excavating to any significant depth, so I can't see why he would think that !?!?
