I've just moved into a property which has a Powermax 155 boiler. The central heating seems to work fine, however there is a problem with the hot water, when running the hot water tap you get about a minute of boiling hot water then it just goes luke warm.

Unfortunately an instruction manual was not left for the boiler, i've managed to set up the programs for the timing. The switch on the left hand side is set to timer for HW and CH.

Should the switch be on HW constant (instead of timed), or does this sound like an actual problem with the boiler?

Thanks

There's many variations on the Powermax, non-condensing versions having been made by Range, the current Potterton badged condensing version being different.

It sounds like the Range version with the plate heat exchanger and two pumps. If so, try turning it off & unscrewing the plug from the centre of the pump adjacent to the plate heat exchanger. Some water comes out so you need a towel to catch it. This will expose the pump impeller; they often stick. Use a small screwdriver to spin it and ensure it turns freely.
Replace plug.

You can get a manual from Baxi-Potterton.

If it's not the Range version with the plate heat exchanger and two pumps, then ignore the above.

My advice would be to rip it out and put a combi in, but hey.

But i'd have the blending valve checked/replaced first.

very bad advice given! :(
the powermax is a very good boiler and will out perform most combi boilers. it sounds like your boiler has scaled up, this is easily fixed, a descale and a new blender valve will sort the boiler out and a combimate will stop it happening in the future! :D
