price to replace whole roof

my semi-detached house in Garforth is over 100years old, no insulation or roof felt and some roten timbers which have lead to the roof dipping and leaking. whats a ball park price to take off the roof replace the shot timbers, felt, insulate and slate it all? the semi is about 15m long x 12m wide. There are rooms in the roof, cold bedrooms but original with fireplaces.

Ball Park:

All in, including New Welsh Slate - around 25k
All in, including New imported or reclaimed slate - around 18k
Assuming the roof is approx 240m2
 
same ball park as bethesdaslate my advice call three or four roofers get their estimates for free from your local area make sure their estimates are free some people do charge lol

Thanks, I was guessing around 20K mark based on some old posts (2007) I read on here where comparisons were being made by members between Welsh/Spanish Villa Del Ray-Del Carmen/Random Green slates. Seems Welsh are the ones to use but also the most expensive.
I'll get some local quotes in nearer the time that I want the work done.
As the whole roof will be coming off I may make some changes to the appearance. I'll get a drawing submitted for Permitted Development to build up a wall on the gable end to extend the ridge across in a straight line to meet it creating more usuable space beneath the roof, and maybe add a couple of dormers with Juliet windows in that south facing roof (the road is to the north). Probably already up to the 30K mark now I guess :/ Will have to put the rents up ;)
