Hi, what permission do we need to remove the outside loo and knock the non load bearing wall out, brick up loo doorway any put a new kitchen in?

Everyone is saying it,s fine but I am worried about access to the pipes and issues when we sell in a few years!

Thanks in advance

So long as you notify the LA, adhere to reg's and get it signed off, then there will be no problem when you sell.

That's the thing, plumber and hubby are saying no need to inform LA??? That's what I was asking really , cheers

Sack plumber and hubby, then inform LA via a building notice. ;)

Def: Sack = One loses the job whilst the other (hubby) ends up in it.

I'm turning into Nige F.

We had a similar concern a few years back regarding the very same issue and we just told the LA about it and they said not to worry it was all fine and thanks for letting them know. :)

What does that mean, exactly?

Either the work is notifiable or it isn't. The work, (by the sounds of it) that the o.p. wishes to do, is notifiable and would require a building notice and a payment of fees.

Surely all LA's are different in their interpretation of the rules. The OP should just ask them what is required.

Fitting a kitchen where there was one before does not need Regs approval. The electrical work can be self-certified if the contractor is able to do so. The drainage is OK unless you’re making a new connection into a sewer for example.

It sounds like you are making an external space internal, this is notfiable and Building Regs Approval is required. Whether this would be picked up by a surveyor or buyer upon inspection and consequently by their solicitor is not known, it is quite possible. It does seem to be a faff to go through Regs for seemingly minor works but the cost of inspection is probably about £150 so shouldn’t break the bank and unless the builder is going to do a bodge job he should have nothing to fear, he only has to phone Building Control for an inspection or two. Bear in mind it is ultimately the homeowners responsibility to comply with the Regs there is no requirement for your builder to comply unless you have specifically contracted him to do so. If it cropped up on a sale and an Indemnity was required it’d be in the region of £50-100 anyway.
