Hi All,

We've recently got a new house and have been stripping the wall paper off the walls and have uncovered some big cracks as per the pictures.

The pictures below are from the living room on the ground floor. There's a noticeable crack above the right hand side of the window.

The window is approx 2.8m long, 1.5m high and is an older style aluminum DG unit, with a wooden frame around that (the original windows were this wood).

When you go to the room above upstairs, there's a larger crack which is vertically in line with the crack on the ground floor. It appears that at some point this crack has been filled with polyfiller, but has got bigger.

I'm guessing it might of occurred with the window was replaced, or it could be a failing lintel (or absence of one). Trouble is that we wish to replace the downstairs window with a modern DG unit.

Will these cracks present problems?

Thanks
Andy

Does the outside show any signs? If not they are probably just shrinkage.

Hi Joe,

Thanks for the reply.

Unfortunately the outside is clad with some 'decorative' brickwork so it's not possible to see.

There doesn't appear to be any cracking to the cladding, but I assume this is a thin layer of slabs with two courses of bricks behind it.

Cheers
