Resealing old upvc Windows

Hi I just noticed that the old mortar pointing that was used to seal my windows (20years ago) when replacing the old sash ones has started to break away, so would I just remove the loose mortar and gun mastic round the window, and if so just use any door/window mastic ?

Are you sure that the material that is now breaking down is "mortar?"

There is a very high possibility that the material is a form of mastic?

Any chance of some images>?

Given the material this breaking down what colour is it? say, grey or slightly red / brown? there is a material that is a form of mastic but not out of a tube? at one time and probably still available is a linseed oil mastic that has to be applied by a thin trowel?

Thanks it’s grey mortar I have used linseed on old sash windows years ago and this isn’t it, it’s an ex council house so up to their standard
