Hello,

Thanks for taking a look at this first of all, this has been a constant issue for some time now, but we've had trouble finding the cause. Hoping someone on here will be able to help in some way.

Here's the damp, it's in the corner of the kitchen, left of the sink and behind the washing machine we though the issue was with the washing machine but have since realised it's not :

Here's the ground outside, the same corner the damp is evident inside:

This is the gutter above the problem, we've only just noticed this and thought it may be the cause or an added issue:

So, any ideas? I'm hoping it's as obvious as the problem being the outside wall letting water in at ground level as in pictures 3 and 4

Loose downpipe connection (pic 5) = water pouring onto ground at external corner. This water will get into the crack where the external wall and floor meet (pic 3). No matter how good your dampcourse, that amount of water will inevitably breach it.

Fix the downpipe and the exterior crack in the floor and your problem should be solved.

You are always likely to find a little condensation damage behind a washing machine on an external corner but yours is more than just that.
