Roof costs

Hi. We are currently considering the purchase of a property which is in need of substantial repairs/refurbishment. One of the possible jobs is retiling of the roof. When the property was built in the 60s the roof-a normal pitched roof- was just boarded and felted. Subsequentlty it has been tiled but we think the felt was left on and tiled over. It is leaking again and if we buy the house we would want to strip the roof back to the timber, and retile. My question is - is there a rule of thumb method of working out the cost of this, say on a £/sq m basis? Materials would be easy to work out, depending on tiles but what about labour? I shall get quotes of course if we do buy the place but at the moment we are trying to just get a handle on how much we would have to spend on the jobs including this one

Consider £60 per metre plus scaffold and waste removal.

You will also need to upgrade the loft insulation as part of the B.C. application, though this can be done relatively cheaply.
