Hi,

First time poster - read a few similar threads but not found one quite the same...

The sink and bath in our first-floor bathroom both drain into the same pipe (which is on the wall outside the house), which runs to the drainage. There is a horrible smell (like rotten eggs) which comes up through the plug holes, but only when (or just after) water is running down the drain AND the window is open.

Can anyone suggest why this might be happening, and what I can do to fix it?

Appreciate any help.

Where is the soil pipe vent in relation to the window?

Serious Reply.

Check your manhole and post pictures from the outside showing waste pipes on side of house.

Hi Lower, Andy - thanks for replying.

There are two waste pipes draining down into the ground - the one from the toilet is vented at the top about 2m above and 30cm left of the window.

The other drain pipe begins about 1m below and just to right of the window, which the two outlet pipes from the bath and sink are directed into.

Can't access the manhole at the moment - the previous owner helpfully laid various layers of gravel and covering material along the side of the house...

I've posted a couple of photos if they're helpful - one from the outside looking up (toilet waste pipe on left, bath/sink on right), the other looking down from the bathroom window.

Thanks for the photos - the wastes go into a hopper then down to a gulley ( Old Skool setup ) so some bleach down the basin and bath plugholes and basin overflow first. Then a day or so later some Jeyes Fluid down the gulley @ ground level outside  The rotten eggs smell is probably from Hydrogen Sulphide caused by bacteria . Something for the weekend - find and check the manhole - it might be full of some things for the weekend ;)

Nige - thanks a lot for the advice. Have tried the bleach and Jeyes fluid solution and it seems to be working so far (strong rotten egg smell has gone, replaced with a mild Jeyes fluid smell :) - will keep an eye/nose on it).

Will tackle the manhole in the near future - want to get rid of the gravel anyway so I imagine it will present itself at some point.

Thanks for the help.
