Hi folks, reading the planning portal website thingy, I see sheds/outbuildings made of combustible materials (aka wood) shouldn't be within 1m of the boundary.

I'm looking to build a largeish shed/workshop (somewhere between 10'x8' to 12'x10', but due to the size of the garden (ie not very big) and the slope of the garden, putting it 1m away from the fences wouldn't be practical. We're an end house, so there's nothing but overgrown field on the other side of the fences to the back and right of the garden where the shed would sit.

Does the 1m thing only apply to boundaries between houses/buildings, or all boundaries (probably the latter I'm guessing). Should I look into trying to use non-combustible cladding of some sort....or am I worrying too much and should I just hoy the thing up and see what happens?

Can anyone force it's dismantling if it ends up sitting there for years without complaint?

Stupid questions mostly I know, thanks in advance folks, I know you lot love this sort of thing lol ;) .

Sounds to me like to you may have misread the rules. Firstly if it less than 15m2 then you can do what like. If it is between 15 and 30m2 then in needs to be non combustible OR 1m from a boundary

Even your biggest shed is under 15m2 so wood and right against a fence is fine.

Building Regulations
If you want to put up small detached buildings such as a garden shed or summerhouse in your garden, building regulations will not normally apply if the floor area of the building is less than 15 square metres and contains NO sleeping accommodation.

If the floor area of the building is between 15 square metres and 30 square metres, you will not normally be required to apply for building regulations approval providing that the building contains NO sleeping accommodation and is either at least one metre from any boundary or it is constructed of substantially non-combustible materials.
