Just had a val report on a house come back saying :

Significant bulging of the brick work was noted particularly on the gable elevation.

As mentioned under essential repairs, bulging of the brick work was noted particularly to the gable wall. This may be associated with the need for cavity wall tie replacement.

What does this mean? What could be causing this problem? Any advice would be greatly appreciated.

The answer is in your posts .... wall ties!

Either lack of, or failure of.

Or even lack of restraint [straps] to the gable.

Either way, your surveyor has poorly explained this and not done his job.

was it just a valuation survey ? - you need a full survey if you are seriously interested in the property ;)

If built in 1910, the wall might not even be a cavity wall!

It also depends what "significant" bulging is - as some half-arsed newbie valuation surveyors significant, could be a proper surveyors 'insignificant '

I would say wall ties as a member said above, however, if it were built 1910 there is a possibility the walls are stone and these have become loose and moved causing the bulge.

Thanks guys. I'm instructing a structural engineer this month so will report back his findings when he's done.
