storage or cloak room

hi i dont no if this is the right place to post but....

ive a seperate bathroom and toilet both are small am considering removing the partiotion wall and having 1 larger bathroom. As there a 3 kids in the house i dont want to be in the bath with them banging on the door to use the bog. Ive got a cupboard under the stairs were i could fit a cloakroom, thing is will it add value to the house or am i better keeping the rooms seperate ?

It will add value to do both, whether you gain that back in today's climate is another thing but long term you would be OK.

am a plumber by trade so going cost bout 900 quid tops to do, am not so worried about getting it back was more if the house lost value. thanks for your quick replie
