suspended floor or not

i've recently had two quotations to build a single storey extension to my house.One builder will use a suspended timber floor,the other concrete.There is a considerable difference in the two,which may not be the floor cost.
Can anyone tell me the advantage / disadvantage one has over the other. :?:

Floor screed are a harder floor and cold. Ideal if you are going to use ceramic floor tiles.

Timber floor are warmer and easy to hide pipes or wiring underneath if need be later on. Also if you want a floor wax finish etc.
 
suspended is nicer to walk on, in my opinion.Last house had them throughout, this ones got none :cry:
