When does a conservatory become an extension? (and do I need building regs)

The OP didn't ask about planning - building regs only.

The new structure will be exactly the same dimensions as the old one and is within permitted development allowances so no need for planning or planning advice. As said, anything meaningful means £2k of plans needed.....

As an FYI I asked my local authority building control for the 'first hour of advice for free' 3 weeks ago and I've not heard nothing back.

Work starts next week - I've been busying myself taking the old conservatory down and moving bricks and sand into situ.

All we seem to be doing presently is demolishing connies and building extensions. Got a pump and a lorry full of concrete arriving in about 4 hours.

Have two more to do this Summer. Did my own a few years ago...
