I have a 10 year old flat asphalt roof. So far there aren't any leaks but I imagine it's nearing end of its life. There are large swollen bumps in it, but no obvious cracks yet.
I'm wondering if I would prolong it's life by painting either the seams and bumps or the whole roof with something like
Just to add: In winter the roof holds a lot of water due to its deliberate (continental) design, and has one down pipe in middle of the roof.
Thanks

THOMPSONS 10 YEAR ROOF SEAL BLACK 4LTR
And if so, could I roll tins of it out over large surface area with some kind of brush?Just to add: In winter the roof holds a lot of water due to its deliberate (continental) design, and has one down pipe in middle of the roof.
