Window opening sizes

We have been told that replacement windows must have an opening sash equal to 5% of the room's floor area. Is this correct and is there any other requirements for windows in a bungalow, for instance can we have top opening sashes in all of the windows or do they need to be side hung for escape purposes.

Think the salesman is trying to jack up the price with extras that you don’t necessarily need to have. With replacements it’s not even compulsory to have fire escape windows or trickle vents although these are usually a good idea; the only requirement is that the new windows do not make the situation any worse than it was before. You should always get at least 3 quotes & let each company know they are in competition; avoid the large nationals small, local companies will generally give you the best deals & all important, installation quality.
